The answer to first question requires an expert’s evaluation, not a quick check on Zillow for a Zestimate that shows a 20%+ swing in value. The answer to the second question is the expert who can provide the first answer and then ensure that you get the best possible price for your home.

In today’s fast-moving market, it seems like all you have to do is list your house and they will come. Unfortunately it is more important than ever to properly prepare and price your home and then fully vet the potential buyers to select the best one.

Market Preparation

Preparing your home to sell can be a daunting undertaking. It is usually even more work than most sellers anticipate. You need to plan to buckle down for a couple of nights and weekends to get the projects done. Don’t worry, I’ll help you through it with resources, ideas, and direction.

The first step in my process is to meet with you at your home and walk through every detail, inside and out. My goal is to identify where you can get the biggest bang for the buck and effort. Most sellers are surprised that their anticipated list and mine don’t necessarily agree – this is usually a good thing! You may think that you need to replace cabinets and countertops, remodel a bath, or replace the roof — items which would cost you tens of thousands and probably not give you that amount in return. My view is that if you can’t get at least 2X whatever you spend in prep, I don’t believe you should do it.


If you take a look at the photos from my listings, you will see that I am a big believer in professional staging. I know that some brokers do their own staging, but I don’t. Staging is a specialized skill and worth every penny spent. When brokers offer “free” staging they are pulling items from their own home or garage that are likely well-worn and potentially out of date. The stagers I use have extensive warehouses full of quality items that look fresh, expensive and that all tie together to create the perfect vignette for each room.

I will line up the staging consultation, weigh in on the advice, and make sure that your staging dollars are money well spent. My stagers have enough inventory to seamlessly blend with your furniture and accessories, if available, saving you additional money in the process.


Like staging, professional photography is a must. You will never find one of my listings with iPhone photos, regardless of the price.

I will arrange and pay for the best photography on the market and videos where appropriate. We can also add floor plans and aerial shots – whatever is needed to best present your property to the market.


Even in the same neighborhood, thousands of dollars can separate the selling price of two seemingly identical homes. They could have the same floor plan, lot size, and finishes, yet the true value will be determined by a number of subjective factors: landscaping, paint colors, furnishings, decorating, wear and tear, even the smell!

My approach to pricing your home is a combination of analysis, experience, instinct, and gut feel. This is a process that we will go through together, starting with a range at the beginning then honing in on the exact price right before your listing goes live. This is an exercise that is “we” not “me” as the seller ultimately sets the price for their home. We will collaborate and agonize together and I will bring all my experience to bear. Even the exact numbers used in the price can have a meaning to some buyers and I take that in to consideration as well. In the end you will know that every effort was made to price your home not too high, not too low, but just right.

Once we’ve brought the buyers to the table, the next thing is to ensure that you get the best offer with the highest chance of a smooth and successful closing. And that does not mean just selecting the highest offer and going with it.

Depending on the property, price range, and location, you may have one offer or 10. The strategy in every case is different and depends on the current market conditions. This is one area that is definitely not “one size fits all” and takes finesse and experience to manage. The recently-popular “offer review date” can be a winner or can backfire. Holding the line on a less than list-price offer can work or can cause a good buyer to walk.

I’ve negotiated everything from private company financings of over 30 million dollars to $100,000 condos — and everything in between. This depth of experience will serve you well when we are dealing with offers, counteroffers, inspection items, condo resale certificates, appraisal issues, and all the other things that can occur between listing in closing.


As your sale moves towards closing, my effort on your behalf does not let up. There are many details to attend to including managing inspection repairs, deciding when to de-stage, and following up with escrow, title and the lender. During this time I will help you transition to your next place with mover referrals and other resources. The final days before closing can be stressful as everything comes together on a tight timeline and you finally close this chapter of your life to start a new one in your new home or city.
